Flying Horse
Flying Horse is a premium golf course community in the Northgate section of Colorado Springs. The area is newer and new homes are still being built by several local home builders. Homes start in the 300’s for resale homes and go up from there.
Local builders Classic Homes, Vantage and Keller all have homes for sale with several staged model homes to view. Easy living can be had in several of the villages with a new “Active Adult” area under construction right now. Custom homes are offered in the Village of Toscano, a gated area with home sites starting in the $500’s to the $1 Million range.
The center of the community features The Club at Flying Horse with a wonderful Athletic Club & Spa, a world class 18 hole golf course and the clubhouse styled like a European resort. Several different levels of membership are available with options to suit everyone.
The school for the area is Discovery Canyon, a K-12 school featuring many exciting programs for students at every level. The school is also home to a International Baccalaureate or IB program that starts students at age 3 and continues on through high school.
This area is planned to eventually stretch from the intersection of Powers and Highway 83 all the way north to Northgate Road and Highway 83. Along with residential living, the area will feature commercial and retail spaces making this the premium place to live in Colorado Springs.

Fall Afternoon Drive in the Old North End
Yesterday I had to go downtown to pick up some tickets from the Pikes Peak Center Box Office. On the way back to my office, I took the long way, through the Old Historic North End. This is a great old neighborhood near downtown Colorado Springs. I lived there when I was young and then I bought my very first home there in 1989. Of course it was not on any of the streets in the video but it was a great home built in 1905. I would love to live in the area again.
The homes in the Old North End were built in the late 1800’s to the 1950’s (just a few on lots that were divided up). Values stay high due to the law of supply and demand. Many never even come on the public market for sale. Insiders buy them from friends or family who have lived there for generations.
The area is within a short walk of Monument Valley Park, the first park established in Colorado Springs. The park is a great place for a nice walk or even an afternoon picnic. The large trees in the area make for great shade in the summer but have lots of fallen leaves in the fall. The area is nice and “crunchy” right now with the leaves on the ground. Soon the Christmas decorations will be put up and evening drives through the area make everyone smile!
Keep in mind that these little videos are done by me and I’m a professional Realtor, not a videographer (you noticed that by now I am sure). I try to have my little camera ready at all times just in case I am out somewhere that I want to post about. Lots of people have said that they would like to really “see” an area, not just MLS listings. Hope this is helpful!

It’s Already Snowing in Colorado Springs!
Old Man Summer?
Crazy but it is snowing here this morning! I work from home in Flying Horse Ranch and just looked out my office window and saw the storm. The snow is flying and even sticking just a bit. I am thinking that a wet and snowy winter is in store for us here in Colorado Springs. It is only September but as a native of the area, I am not surprised!
If you are thinking of buying a Colorado Springs home, it pays to have someone who is familiar with every aspect of the area. Some parts of the city get lots more snow than others. Many people want an easy commute that does not include worry about whether or not access roads are plowed. I am familiar with those areas. Leave a comment below or contact me for more info.
