Do Buyers Really Need a Home Inspection?

By Shawn Jardine

Are you kidding me?

That is what most real estate agents would say. Their biggest concern through the inspection process is for their buyer and any potential liability that they may carry if they do not recommend a home inspection. Read the rest of this entry »

PITI What is it good for?

By Shawn Jardine

Absolutely nothin.

Sounds like a 70’s song to me! Actually every potential home buyer needs to know exactly what the term “PITI” is.

P

This is the Principle of your mortgage. The lender calculates the payment based on the principle balance of the loan. This amount is small at the beginning of the loan term and grows larger as the balance is paid down and the interest owed becomes less. Read the rest of this entry »

Colorado Springs First Time Home Buyers The Clock Is Ticking!

By Shawn Jardine

colorado_springs_clockTime is Running Out!

The $8000 Federal Tax Credit for first time home buyers will end at midnight on November 30th. I fully expect the closers at our local title companies to be working up until the deadline that day. I have found several great ways to research the crime stats from the comfort of your own computer screen. Read the rest of this entry »

By Shawn Jardine

11821cruden_bay_colorado_springs_kitThis rancher is located on a half acre lot with great views to the west. Think mountains here!! Main level is fully finished and features a large master bedroom suite with bath and an additional bedroom plus bath. The main level is in pretty good condition (for a foreclosure home) and just needs a bit of cleaning, paint and carpet to be good as new. Sorry cat lovers this one does not have that familiar cat scent! Really, that’s a good thing and a nice bonus to the new buyers of this home. Lots of room to expand in the unfinished basement. By Shawn Jardine

I just had another call from a frenzied buyer hoping to beat the deadline for the $8000 home buyer credit. They saw one of my listings in the MLS and wanted to take a look at it. The bad news is that home already has several offers on it already. The seller will be choosing one today.

I asked the buyer if they were working with a Realtor. She said “no, we always call the listing agents. That’s what my family does.” What? Why? How? Read the rest of this entry »
